Normal listings increased by about 140 over the last 12 months in Chandler but short sales and foreclosures fell a total of about 40 over those 12 months, partially offsetting the increase in normal listings.

The situation will be different over the next 12 months because short sales and foreclosures are so low they can’t decrease much more. That means they won’t be able to fight the increases in normal inventory as much.

In addition, I expect normal listings to increase over the next year or two or three.
