The Case-Shiller Home Price Index measures home price appreciation and as recently as last year, depreciation.

Tier Breakpoints (April 2012)

  • Low Tier – Up to $111,697
  • Middle Tier – $111,697 – $189,470
  • High Tier – $189,470 and up

The Case-Shiller Home Price Index is the best estimate of actual home price appreciation (or depreciation). The downside to the Case-Shiller Index, however, is that it runs a little old, the most current data is only through April 2012.

ADDED: The Singularity. In the video I mentioned that at current upward trends, the 3 price levels will get close to each other again around the 130-140 index range. Let’s call this the Singularity… just for fun.
