I strolled through The Cromford Report looking for individual cities and towns where inventory was skyrocketing. I didn’t find any.

But the number of homes sold was also up in 3 of those 4 cities

In my quick spin through the cities, it looked like Florence (in Pinal County) had changed the most since last year at this time.
I don’t know what the story is with Florence but things weren’t “off” in San Tan or Queen Creek, or in other cities on the periphery like Maricopa or Surprise.
Takeaway
If you’re selling a house in Florence, you want to be extra aggressive in your pricing and extra quick to cut your price if it’s not selling. If the trends continue, the number of homes for sale could increase quickly in Florence.
