I’m currently shopping in the north scottsdale area and I have a pretty good read. First, I’ve heard more than once that many canadian owners are pulling up stakes and selling properties. Not sure why. Also that the influx of canadian shoppers is drying up.
I can tell you, as a shopper/buyer, that this is a buyer’s market. There are mountains of listings of which most languish for months. In northern california homes sell in 9 days or something close. Here it takes months. My broker has given me the wink wink that you can take at least 5%+ off the price, make them pay the points, and more since you will find 3 or 4 nice homes that can work for you, and one of them will find the deal advantageous to them.
Net net, prices will continue to slide a bit. North Scottsdale still remains a great buy in 2016.
